Abs. 4 BauGB bietet Klarheit f\u00fcr Entscheidungen, unaufgeregte lokale Entwicklung.<\/p><p>Au\u00dfenbereichssatzungen nach \u00a7 35 Abs. 6 BauGB \u00f6ffnen (in wenigen F\u00e4llen) Optionen f\u00fcr eine bauliche Entwicklung, ohne das klassische Instrument der Bebauungsplanung anwenden zu m\u00fcssen.<\/p><p>Gestaltungssatzungen nach Landesrecht oder entsprechende Festsetzungen im Bebauungsplan erm\u00f6glichen das sensible Eingehen auf \u00f6rtliche Qualit\u00e4ten, zumeist aber nur dann, wenn die Eigent\u00fcmer und Ortsbewohner auch mit in die Erarbeitung der Festsetzungen einbezogen werden und dies nicht nur formal.<\/p><p>Gestaltungsvorschriften leben im Vollzug der Satzung, durch die Erkenntnis das Haus, die Stra\u00dfe, die Einfriedung in der richtigen Art und Weise zu bewahren oder neu zu gestalten.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-9084a83
